My homeowner's insurance company did a 'hazard' check on my house and lot a few weeks back. The guy was so friendly and jolly and full of stories about our area, etc. Really nice guy.

So today I get a nice handwritten note from my Agent, who informs me I have TWO violations that need to be addressed before my policy can be renewed. Her husband (also an agent) will come out to photograph the repairs to send to the head company as proof of compliance. Renewal is in May so there is loads of time but:

One of the problems is the six 4x4 inch wooden porch supports They are original to the house from 1944. They are in good shape except the inspector guy, says that I need to PAINT them because the paint is peeling. The paint has been peeling since 1998 and I never assumed that minor peeling paint is a hazard? Maybe he thinks it's lead paint? Not stated in the evaluation. Just have to correct the peeling paint on those 6 posts.

The other problem is a 50 foot stretch of wooden fence between my property and my neighbor's. It's been leaning here and there due to rotting posts forever. He props it up when a section leans too far to his side, and I prop it up when it leans to my side. This has worked since 1978 and it's working ok for us.

The inspector says I have to replace the fence and/or the supports to repair the fence. Sure, of course. The only PROBLEM is that it's NOT MY FENCE. It belongs wholly to the neighbor! I'm not about to ask him to replace or repair something that isn't mine. Geez. I can only imagine his wrath when I mention MY insurance company wants it done.

I clearly told the inspector it wasn't MY fence. I don't think he listened at all. My guess is he just had to find something wrong since he was called out to 'cover' for the usual guy who does this area. Maybe he was mad? Might have been since he made a point of telling me that he had to do the other guy's job.

I called my agent. No answer, not even on the fax machine. I think they may have closed the office for Christmas. They do that sometimes on holidays.

So now I sit and wait and stew over this. No idea when anyone will call back and I'm not terribly patient when it comes to strange requests. Can't imagine this whole fiasco. taz

I'd consider yourself extremely fortunate if that is all he could come up with! The paint is quick and easy and the fence can be settled with a plat of survey.

I'd be scared if I had a guy come out. lol12

You should not have to replace something that isn't yours to begin with, and I hope you can get someone there to see reason.

If it's any consolation, we had a homeowners insurance inspection three weeks ago. Nothing has changed here since their last inspection except for their new rules, which would require me to spend a hefty sum to make changes to my deck-and-railing setup. We don't have the money to bring it up to their standards at this time.

After the first of the year I am going to be looking into changing my insurer, but it's possible that this new rule will be enforced by others as well. Not to mention the fact that a lot of insurance companies don't want to insure anyone in California anymore who lives in what is considered a high-fire-danger area. They also don't like to insure older homes, and ours falls into that category.

I am trying not to stress about it, but it truly is the pits. In thirty years we have never filed a claim, but they still seem intent on making our life miserable, and we have certainly given them a lot of money throughout the years.

I think insurance (of all kinds) is the biggest SCAM in the world! I hope that my insurance company never sends anybody to my house for any reason. I'm sure there would be a lot of issues to address. Currently though, I am stressing and fuming about health insurance.

Wow, yeah Marian, fixing a deck and railing is mega bucks. Good luck with that one. MY deck is falling apart (termites and rot) in a load of places and I've patched it with 'mending plates' all over. The inspector saw that and remarked, "at least you are taking care of the problem, unlike a lot of others'. Huh? The mending of the deck is way worse than peeling paint and a fence that leans. I think he just was being a jerk and had to prove he actually 'did his job'. Amazing.

Still no call back from my Agent. I think the new year will get some action. Until then, I'm sitting tight. NOT my fence. Geez!

Sorta since you have so much time it might be easoer to get a quote from another insurance company. They may want your business.

We had a refusal to cover the house on the 120 acre family farm for the first time because it is not occupied full time. Ummm... it's been like that for 15 years now. So we promptly changed insurance companies and the new one was glad to insure a "seasonal" property. While we were at it, we changed our homeowner's insurance for where we live too.

Wonder how much other business they lost with these new policies... Might be worth checking around, Sorta.

I don't think we've had an inspection of our property since we signed on with a new company when the mortgage was paid off almost 20 years ago. Despite the winter weather, Ohio's a good place to live.

When we replaced our deck at the lake house we ran into numerous issues... stupid ones in my opinion... even though we put up a wooden 2x6 hand rail going down the stairs we had to add a metal one in front if it... had to put backs on the stairs.. now water does not flow thru... stacing on the rails... support of the deck... even though there are like 8 hugh 8x8's we had to put up side bars... which we took off after the inspection... I could go on.... crazy... also wanted us to deal with some trees which were not ours...

Winfrey, that sounds horrible! Did you settle the 'not our trees' problem?

I'm just sitting here waiting for my agent to return my call. She has 15 more minutes and then I'm calling her again. I really had some problems last year when I had a 'glitch' and found out later that she and her hubby (both who run the sole business were planning and attending her daughter's wedding (understandable), but they were gone TWO weeks and nothing on the message for the answering machine gave any indication of a 'forwarding number' or 'emergency number' and I had no idea why she wasn't answering. I tried to change agents (my company is good and I've been with them for everything since I was a TEEN). The agent I wanted wouldn't even speak to me because as the secretary said, "We don't accept other agent's clients". Duh. I can understand that too. Don't want to be accused of poaching, but that's not fair to the client at all.

Porch supports peeling paint. I'm still wondering. Maybe it's because it might get went on some areas and rot? With ALL the rain we have here (I'm falling off my chair laughing right now) it's a high probability...not.

Can't wait till I tell her it's my neighbor's fence and NOT mine, clearly on his property, always was. I've been here since 1978 and had renter's insurance and then home owner's when we bought the property. Never had any problems with 'inspections'. Hey, the stucco on the front porch is way worse than just a bit of peeling paint. I'm really wondering why they didn't say anything about that? So confusing. Something much be up with 'older' homes and they have to prove to the head company they are 'on top of the problems'. Just guessing.


EDIT: Called the agent again. Gave her over an hour since 'opening time'. Still an answering machine and no call back for an hour so far. I really think they are gone, or just not wanting to deal with small stuff. Makes me upset to know they don't at least check in on the answering machine if they are truly not in the office. Either that or I'm just being ignored.

EDIT again: I got a call back from the office gal. She's nice and I dealt with her a load over the years. I was RIGHT. My agent is 'out of the office'. I mentioned 'vacation' and she admitted that the agent's daughter is in town (yeah, the wedding one) and she's taken a few days off to be with her. Uhhuh. Me, right.

So here's the final determination: The porch posts must be painted because bare wood is a 'fire hazard'. Like BARE huge deck isn't? I should consider myself lucky.

As for the FENCE: I asked the gal if I had to FIX my neighbor's fence, and the gal called the agent (who is on vacation) and came back with, "Since it's clearly not your fence, and there are some concrete blocks along your side of the fence indicating that is your property and the fence is not, then we have removed the fence fix from the requirements." HOORAY! If not for the blocks, it would have been a different matter. Wow, good thing I stacked some extra blocks along there. Only did it because I had no other space for them.

I am now happy that all I need do is get paint and wait till the rain stops and paint my porch. joy2

I hate to disappoint your insurance agents, but PAINT does not make wood any less of a "fire hazard." Good grief... that's got to be the stupidest statement I've ever heard.

Yeah on the paint being a deterrent to fire. I would think it would add to the problem by melting and catching fire itself. I think the insurance company just wants to be sure that the homeowners do something/anything to prove they are worthy. Geez. But then, I've been putting off painting the peeling areas for a long time. I'll make it look better, just so my stupid agents can feel useful to the big head company. hardwall

Did I happen to mention I have NEVER filed a claim on anything in the 18 years I've owned the property and had the same insurance? Yeah, I'll bet if I dared, they would find a reason to cancel me. Actually they almost canceled my 'rentals' many years back. My agent, gotta give her credit, managed to grandfather them in by some sneaky business. They have some rule about older properties. Like nobody's house ever gets older??????

Yes, tree issue was resolved.. just told them they were not on our property... they do't make it easy.
I had a rental once.. tenants were kicked out they did lots of damage. Allstate came out and told me to break up the claim into 5 separate ones as the lower priced claims would get a better chance of getting accepted and paid.... when It came time to renew my police I received a letter stating I have filed too many claims last year and they would not be renewing my policy. When we called and told them they told us to do this... her rely sue us!

Great story Winfrey. Good about the tree, but bad about the 'claims'. Yep, I ran into a similar problem with my car insurance company. I got my car 'sanded' in the desert in a huge sand storm. The entire front was sanded down to bare metal! The windows were so pitted it was like etching. Couldn't even see through them. So I put in a claim for the paint and windows and guess what? After NO claims for the 15 years I'd had the insurance, they canceled my Comprehensive coverage citing, "too many claims at one time". Bahhaaaa! I finally got the coverage back years later when I bought a new car, but I sure was miffed. It seems the companies just want my money so they can pay other people's claims. Then again, IF something really bad happens, I'm hoping they side with me after all these years. I think it's been 55 years now that I've had the SAME company for cars, and houses. Gotta count for something.

Oh yeah, actually they did something good 2 years ago at Christmas when some stupid lady ran into me and claimed it was my fault. Hit from the side and it's MY fault? Well her company sided with her, my company had trouble finding her (she disappeared and the family denied knowing her). Fun. 3 weeks later, after me claiming on her company and my company saying they can't do anything for me since they were denied by them, and me having no collision, I finally wrote a LONG letter to everyone explaining everything I felt. Got a nice 'form' letter back from her company. But my company called and said they believed me and were sorry that nothing could be done. I expected a huge jump in premiums, but nope, they didn't do it. THAT was nice. Guess my letter hit at least one sympathetic nerve. Still have the dent, but it's my badge of honor.
