Just when I was all snuggled down in front of my heater and thinking the rainy day was going to be calm and peaceful:

Doorbell rings. It's the bell my tenants use. I have 3 out back and they always use the same 'tone'. So it's not rent day, it's not weekly rent day, and there is the younger (resident) son standing in the rain. He's saying something about his drain being clogged and holding a gadget he bought when it clogged a few months back, which actually worked pretty well for awhile. Some sort of 'bladder' device.

Anyway, he says he needs some pipe wrenches to get the spray nozzle off the hose. I go down with two very large really grippy pliers, knowing that our hard water builds up lime deposits and sometimes makes getting nozzles off the hose very difficult if they haven't been removed in YEARS.

So what I find, is the hose, which is now soaked in WD-40 (now all over me) and the 'collar' on the hose COMPLETELY ground off to a round piece of shiny brass! Nothing to GRIP with anything, but the pliers tried. Seems the 'nozzle' they had on there also had a metal fitting and it was aluminum or steel. I guess the brass hose and the other metal just fused together over time. Nothing I did could loosen it. It's obvious he tried as the ground down 'collar' on that hose was totally destroyed.

So I ask if he has another hose? Nope. Of course not. I had one 'extra' one in my shed (I always keep spares of everything) and gave him a 100 foot, professional grade, wonderful hose and a new nozzle (plastic). He asked, "Can I keep these"? Of course I said yes. Gah. I've just started building up my 'deductions' of rental expenses for 2017. Approximately 40 bucks for the hose and 5 bucks for the nozzle.

Now I'm waiting for one of them to come back up to tell me they can't clear the drain and ask what to do. Then I will have to go back out in the rain (I'd just washed and dried and curled my hair) and ruin the 'do' all over again. Amazing what rain will do to freshly done hair. Geez.

Landlording 101. Never expect a calm day but always be thankful that you can help solve the problems even if it costs you some money. All part of the 'deal' when you start being the Landlord.

I'd love it if Tenants were a bit more savvy about upkeep and repairs, but again, it's all part of MY job. Just another fun day. joy

If they can't clear the sink, I expect they will call the plumber (the new guy I found) and he will fix it for them. Easy peasy. The trouble is they cook 3 meals a day, the meals are always major greasy, and a ton of that goes into the drain, which then mixes with the washer output lint (also frequently washing) and together, they clog nicely. Feel bad about it, but I finally determined that it's their problem, not mine, even if I did 'contribute' the new hose. Makes me feel Landlordly. grin

Whew, exhaustion has found me. Hubby on the way back from the vet with Seagy. She started limping today but I didn't see anything on her foot this morning, but by the time hubby got home it was all swollen out.
