Speaking of 'houseful', my middle tenants who have 16 kids between the 2 marriages and a few indiscretions, informed me that a granddaughter and her 8 year old son will be arriving tomorrow and will be staying for AT LEAST 2 weeks while her Army hubby gets things in order in Texas for them to join him. They are being relocated from the Philipines. The son from Los Angeles will be driving them down here and stay for a few days also. This will be interesting. They were very unclear if it would be 2 weeks or 2 years, etc. They said they will come up with some extra money for the water bill and electric for the sewer pump.

I am happy to have their family but this one could be tricky. I'm going to have to do some calculations to determine just how much extra they should 'come up with' so that I'm not supporting their kin. Tried that with the errant son from Los Angeles and got burned.

So I've got a breakdown sheet of how much each of us 'costs' per month/day and will write up some sort of agreement for all to sign so they are NOT tenants (no rights) and I can have some control over whatever happens.

Also going to have a huge influx of relatives for August 60th Anniversary. I'm invited to the big party. Good food. Can't pass that one up. Just hoping all goes smoothly and the transferred family gets back together in Texas very very soon.

Wow. Spent a sleepless night. Very uncommon for me, but I kept thinking about the 'visitors' and how I could handle it. Wrote up an 'agreement' before going to bed, detailing all the extra costs, and came up with a daily amount to charge.

THEN friend says,"You know if you charge anything they will be considered tenants". Arrraggghhhh! This is just after we have a case in the courts here in a nearby town where a handicapped man, took in a lady from his church who had nowhere to go and she promptly moved in her boyfriend and 4 grown kids. Now the poor guy can't get them out of his 2 bedroom, section 8 trailer and the courts and police are not helping. The 'squatter' says she won't budge until after the court date (at least 3 weeks away) and in the meantime she's smoking pot in the locked bedroom, poured a potty chair bucket of urine on the old guy and just talks to the reporters as if she owns the place. She has HER rights.

So this morning, I check the internet for 'case laws' in our area about this and find that yep, if I accept money for any reason THEY will have tenant rights. Oh no. Now the tenants are nice, but you never know about the other family members (ie. the Los Angeles son). I don't want any more grief.

So I amended the amendment and finally got a good clear way to make everyone happy. I extended the 'visitor' clause to 2 weeks and clearly stated NO MONEY for anything from them or the guests except for damages to the property. Went down, sat in the smoke filled kitchen for almost an hour reading and explaining the one page amendment and finally got them all to sign. I'm feeling much better AND the mom insisted on giving me a huge bowl of yummy beef stew. Very good, a bit on the spicy side but loving it.

OH and as a further 'try', the mom asked if I could buy them new wall to wall carpet. Huh? Yup, it's old by 10 years, but in perfect shape. Just needs a deep cleaning. I suggested she call some of the 'specials' on TV or they could pay themselves to put in a new one or tile or sticky tile. I'm not paying and have no money anyway if I wanted to. Clever lady. She's always after something and is not afraid to ask. Cute.

Sterling good day here, cooler, darker and it really did rain a bit this morning and more rain tonight. As long as it doesn't lightening. We were hit several years ago and now I'm scaaared of it.

Sorta, how do you ever work with people and especially tenants. For a lab person it could be slow misery. You do a good job.
